Financial crime costs the UK millions every year. Do you know the warning signs?

By completing the Financial Crime course you will have a solid understanding of financial crime in residential conveyancing, including the Money Laundering Regulations 2017 and your obligations. You will also be able to identify the warning signs and know what steps to take.


Use of the Law Society’s Conveyancing Protocol is required for CQS-accredited conveyancers. Understanding the obligations required of you when using the Protocol will help you maintain high standards of professionalism, and ensure transparency and efficiency when acting in conveyancing transactions.

In the Protocol in Practice course you’ll cover the key issues and risks facing conveyancers today, including AML risk assessment, advising leasehold buyers, reporting matters to lender clients, minimising risks when advising on SDLT/LTT, and complying with undertakings.

This course is not an alternative to reading the Protocol. The Protocol is expected reading for all conveyancers, and questions testing knowledge and understanding of the Protocol will be included in the assessment at the end of this course.

In easy-to-understand 30-minute modules, you’ll cover everything you need to support your CQS accreditation.

This course consists of four modules.

  3.  Common Methods Used to Commit Property Fraud (by Tim Prior)
  4.  Protecting Your Practice and Clients from Cybercrime (by Tim Prior)

Protocol in Practice
This course consists of four modules.

  1.  General Obligations and Instructions (by Anna Newport)
  2.  Pre-exchange – Submitting a Contract (by David Keighley)
  3.  Exchange of Contracts (by Sarah Dwight)
  4.  Completion and Post-Completion (by Surekha Gangakhedkar and Tracey Calvert)
Learning outcomes

Financial Crime
By taking this course, conveyancers will:

  • improve their knowledge and understanding of money laundering regulations and their obligations under them
  • be able to identify warning signs and ‘red flags’ indicating a higher risk of money laundering
  • recognise known methodologies adopted by criminals seeking to launder money or commit fraud through property transactions
  • understand what steps need to be taken or what action is appropriate.

Protocol in Practice
By taking this course, conveyancers should have a greater understanding of:

  • the general obligations of the Law Society Conveyancing Protocol
  • the procedures to follow when acting for the buyer/seller
  • completing the relevant Transaction forms.

This interactive online training consists of the following elements.

  • An interactive course presentation, with a variety of quizzes and practice scenarios to test understanding of the material.
  • Online assessment.

Assessment
In order to pass the assessment you must achieve a mark of 80%. The assessment can only be taken a maximum of three times before the course must be taken again.
